Remortgaging:
Many home-owners re-mortgage their property to take advantage of fluctuating market deals, or perhaps to raise capital. A solicitor is always needed to co-ordinate the procedure, which will involve a new mortgage lender and registration of the new charge at the land registry.

Leasehold Properties:

When dealing with a leasehold property, further considerations are necessary. Only a solicitor experienced in landlord and tenant matters can have the necessary expertise to analyse the complex legal documents and address specific issues in relation to the lease which may already be in place, or to draw up a new lease and ensure that all aspects are covered. The lease will deal with repairing obligations, rent reviews, service charge provisions to name but a few of the topics that will have to be covered and Richard Erridge & Co have the expert advice that will be required.

General Property Advice:

There are times when it is necessary for a solicitor to become involved in cases where there is a dispute between neighbours, or between landlords and tenants. Facts need to be set out in a clear and concise way, and it may be necessary to examine tenancy agreements and land registry documents to give full consideration to any restrictions that may exist on a property.
